Refund & Cancellation Policy

1. Know Before You Book
Before you commit to anything, Kayro gives you the full picture:
- Every listing includes real photos, complete unit specifications, and a full list of available amenities — no hidden details.
- Most units on Kayro allow you to schedule a visit and see the property in person before paying anything.
- The cancellation terms for each unit are displayed on the listing page before you book.
We believe no renter should ever be surprised after moving in.
2. Two Types of Listings on Kayro
Kayro hosts two types of rentals, each with its own cancellation rules:
- Apartments Managed by Owners — The owner handles the unit directly and sets their own cancellation terms, which are shown on each listing page.
- Apartments Managed by Kayro — Kayro manages the property on behalf of the owner under a standard policy set by Kayro.
3. Booking Payments
When you complete a booking on Kayro, your payment is held securely until the booking is confirmed. No money is released to the owner until the agreed conditions are met.
If a booking is declined or cancelled by the owner or Kayro before it is confirmed, your full payment is returned to you automatically.
4. If You Need to Cancel
Apartments Managed by Owners
Each owner sets their own cancellation policy, which is clearly shown on the listing page before you book. Cancellation terms vary from unit to unit — always review them before confirming your booking. Kayro does not override individual owner cancellation terms.
Apartments Managed by Kayro
- Cancelled more than 48 hours before the agreed move-in date → full refund
- Cancelled within 48 hours of the agreed move-in date → 50% refund
- After move-in → no refund
5. If the Owner or Kayro Cancels
If an owner or Kayro cancels a confirmed booking:
- Your full booking payment is returned to you.
- Kayro will work to find you a suitable alternative where possible.
6. Service Commission
Kayro earns a service commission when a rental transaction is successfully completed. This commission is non-refundable once both parties have signed the rental agreement. If a transaction does not complete due to a platform error on our side, no commission is charged.
7. Property Management Fees (for Owners)
Owners using Kayro's property management service are billed monthly:
- Fees for a completed month are non-refundable.
- To end a management agreement, owners must provide 30 days' written notice.
- Any advance payment covering the period after the 30-day notice window will be refunded.
8. Billing Errors
If you were charged by mistake or charged twice, contact us immediately at hello@kayrowave.com. We will review and refund any incorrect charges within 5–7 business days.
9. How Refunds Are Processed
Refunds are returned to the original payment method used at booking. Processing typically takes 3–7 business days depending on your bank or payment provider.
